Answer:
Treat it like it doesn’t exist.
For my place, I made sure to get property insurance that specifically caters to short term renting.
I also took out personal liability insurance (in case the guest or their friends suffer an injury on my property).
This way, whichever platform I’m using (Airbnb/VRBO/direct) I’m covered.
I’ve never used the Host Guarantee, but can only imagine doing so for breakages. Since I’m factoring breakages into my business any way, I can’t see me utilizing it often. Smashed plates and glasses etc I would just replace myself (and already have spares locked in the cleaning cupboard).
Broken TV? Yes I’d try the host guarantee then. I would also be covered with my property insurance but would rather claim against the host guarantee since it won’t effect my insurance costs next year.
